Yup. Well, for as far as real time goes. There's always lag / delay depending on the users connection of course

yeah, you can't go against people's ping
how did you handle the inconsistency caused by lag when 2 users are editing the same line?
most people just apply literally no lock on the file, i think people should be able to mark their area and lock other people out of changing them

I didn't. I've simply used https://firepad.io/ for this one. Made it quite easy. But I plan to create my own using OT.js (which pretty much every real time editor out there uses)

And yes. Firepad happens to use OT.js for Operational Transformation
Just as TogetherJS does. And Google Docs does. And pretty much every other collaboration editor out there does

now add the trailing zeros
